Objective: Secure a separate commercial tenant for the rooftop (ideally a cafe/bistro) to operate independently of the ground floor.
1. The Core Mandate (Non-Negotiable)
Separation of Interests: The Ground Floor and Rooftop are separate rental units.
No Free Access: The ground floor tenant does not have rights to the roof. Any party interested in both must pay separate market rents for each.
Target: Premium F&B or commercial clients looking for a flagship rooftop location.
2. The Development Deal (Tenant Fit-Out)
Since the rooftop is currently an open terrace, we are offering a Construction Credit for the right partner:
Structure: Tenant to construct a high-end aluminum and glass enclosure.
Landlord Support: Introductions to trusted vendors can be provided to streamline construction.
Incentive: The total investment in the structure will be offset against the monthly rent.
3. Proposed Commercial Terms
Asking Rent: PKR 600,000 700,000 per month.
Lease Term: 34 years (initial contract).

Option A: 6 months rent-free period to cover initial build-out.
